Seafront hotel refresh
A 96-key hotel in Malta: how we would fit it out.
Brief
An existing three-star seafront hotel wants to reposition as a calm, design-led four-star without closing for a full season. Rooms are dated, the breakfast room is too small at peak and the roof is unused.
Mood
FF&E scope
Full guest-room FF&E (headboard walls, wardrobes, desks, vanities, loose furniture), breakfast conservatory, roof bar furniture, pool deck loungers, lobby joinery.

Phasing two floors at a time keeps most rooms sellable during the works. The conservatory adds breakfast seats where the peak queue was, the roof bar opens a new revenue point for guests and non-residents, and corner and wellness rooms create upsell categories that did not exist before.
Townhouse conversion
A 22-key hotel in Malta: how we would fit it out.
Brief
A protected townhouse with a courtyard and timber balconies becomes a 22-key boutique hotel. Nothing can be fixed to historic walls without approval, so furniture must stand free or fix to new linings.
Mood
FF&E scope
Free-standing joinery (headboards, wardrobes on plinths), wall linings with service voids, library bar, courtyard furniture.

Small boutique hotels earn their rate on character. Free-standing joinery protects the building and keeps future changes simple, and a library bar gives the hotel an evening offer without a full restaurant.
Business hotel room roll-out

A 180-key business hotel needs a room refresh: better desks, better sleep, quicker housekeeping. Rooms must be renovated in batches while the hotel stays open.

Business guests choose on desk, sleep and speed. A long work desk and acoustic headboard target review scores, the divisible hall can be sold as one or two rooms, and grab-and-go breakfast serves early departures who otherwise skip breakfast.
Harbour design hotel

Brief
A new design hotel near the harbour wants rooms and public areas that feel like the waterfront: steel, oak, rope and brick, without becoming a theme park.

A bar that locals choose is revenue on nights when occupancy is low. Open-bath rooms sell as a distinct category, and a dining hall layout with long tables keeps covers high with fewer staff.
Canal-side aparthotel
A 48-key hotel in the Netherlands: how we would fit it out.
Brief
Three narrow buildings become one aparthotel for longer stays. Every centimetre counts: built-in storage, compact kitchens and a co-working café on the ground floor.

Process & timeline · 36 weeks (illustrative assumption)

Spaces
Longer stays need storage and a place to work. A café that sells coffee to the street during the day earns from non-residents, and connecting family units let the operator sell larger groups without dedicated big rooms.
Silence-led city hotel
A 120-key hotel in Denmark: how we would fit it out.
Brief
A city hotel built around sleep: acoustic headboard walls, blackout, soft materials and a Nordic sauna instead of a large spa.

Quiet rooms support a premium positioning and better sleep reviews. A compact sauna and plunge deliver a wellness story without the cost and space of a full spa.
Airport hotel refresh
A 220-key hotel in Germany: how we would fit it out.
Brief
An airport hotel with 220 keys needs a faster lobby, compact rooms that sleep well and a breakfast that opens before the first flight.

Spaces

At an airport, speed is value. A grab-and-go counter serves guests at 4 a.m., a focus library sells day passes to transit passengers where the operator chooses, and robust finishes lower replacement over the room life.
Wellness retreat
A 60-key hotel in Malta: how we would fit it out.
Brief
A small retreat for wellness programmes: treatment rooms, a health centre, hydrotherapy and healthy dining. Rooms must feel like part of the programme.
Mood

Programme-led hotels sell packages, not nights. Treatment rooms, consultations and hydrotherapy create revenue per guest per day, and wellness rooms reinforce the programme so guests stay longer.
Family resort
A 260-key hotel in Eastern Europe: how we would fit it out.
Brief
A large family resort wants to renew its restaurant and family rooms, add a proper kids’ club and give teenagers a reason to stay at the hotel.

Families return to resorts where every age is looked after. Cabanas are a paid upgrade at the pool, and connecting rooms and family suites capture large groups who would otherwise book two hotels.
High-end city flagship

Brief
A high-end city hotel needs a grand lobby, a hammam-led spa, signature suites and a winter rooftop that works in the cooler months.

High-end hotels earn on signature spaces. Executive and connecting suites sell to delegations and families, the boardroom and bar attract local business, and the hammam gives the spa a distinctive offer.
Heritage city hotel refresh
A 84-key hotel in Eastern Europe: how we would fit it out.
Brief
A tired four-star in a protected building wants to reconnect with the city's bath-house heritage. Rooms still have 1980s veneer furniture and floral curtains, and guests ask for wellness that the hotel does not offer.

The building already tells a story about water. Wellness rooms and a small sauna suite give the hotel a reason to charge more than its neighbours, and sleep rooms on the courtyard side sell to business guests who need quiet.
Belle Époque boutique conversion
A 38-key hotel in Eastern Europe: how we would fit it out.
Brief
An investor owns an apartment building with original plaster mouldings and tall windows. The rooms are large but oddly shaped, and the brief is a boutique hotel with character that does not look like a chain.
Mood

Large rooms with original details can carry a higher rate if the furniture respects them. A ladies-floor option helps the hotel sell to women travelling alone for business, and the bar gives locals a reason to come in.
Business hotel in a 1970s block
A 140-key hotel in Eastern Europe: how we would fit it out.

Long-stay studios with a kitchenette sell well to project teams who stay for weeks. Meeting pods can be rented by the hour, and sleep rooms on the road side turn a weak position into a sellable category.
City flagship refresh
A 220-key hotel in the Middle East: how we would fit it out.
Brief
A high-end hotel with a bay view looks dated next to newer competitors: glossy dark veneer, gold satin and bulky TV cabinets. The owner wants a quieter, lighter luxury rooted in the pearl-diving heritage.

Connecting suites and family rooms capture large family groups who otherwise book several rooms elsewhere. A ladies floor with its own access is a clear selling point in the region, and a lighter look helps the hotel compete with new openings.
Coastal resort repositioning

Wellness rooms and treatments raise spend per guest per day. Family bunk rooms let a family of four book one key instead of two, and a calmer, local look helps the resort stand out from generic beach hotels.
Office to aparthotel conversion
A 110-key hotel in the Netherlands: how we would fit it out.
Brief
An empty office building with deep floor plates and good transport links becomes an aparthotel for long and short stays. The interior has nothing worth keeping, but the floor-to-floor height on the top level allows loft units.

Apartment block to business hotel
A 64-key hotel in Malta: how we would fit it out.

Printworks boutique hotel
