General questions
Process
What are the steps from first call to handover?
Survey and brief, concept and room mix, shop drawings and samples, a mock-up room, production in our own factories, shipping, installation and handover. Each step ends with a sign-off, so nothing goes into series production that you have not seen and approved.
How early should we involve you?
Ideally when the room mix and a rough budget are on the table, before the shell is finished. Then we can plan joinery around services, set a realistic programme and order long-lead materials in time.
Lead times
How long does a typical project take?
As a guide, six to nine months from brief to opening for a room roll-out of 80 to 150 keys. Small boutique projects can be faster; large or heritage projects take longer. We confirm the programme after the survey.
How long is production in your factory?
Series production usually takes 8 to 14 weeks after the mock-up room is approved, depending on the number of keys and the materials. Special stones, fabrics or hardware can add time, so we order them early.
Payment
How do payments work?
Usually in stages: an advance when the order is placed, payments linked to production milestones and a balance on delivery or handover. The exact split, currency and guarantees are agreed in the contract.
Can you work with a bank guarantee or letter of credit?
Yes. Where the project needs it we can work with a letter of credit, an advance payment guarantee or an escrow arrangement agreed with your bank.
Shipping and logistics
How do you ship to the hotel?
Packed per room and per floor in installation order, by truck across Europe or in containers by sea where it suits, for example to Malta. Incoterms, documents and transit times are agreed per project with our forwarder.
Do we pay import duty in the EU?
Türkiye and the EU are in a customs union for industrial goods, and furniture usually travels with an A.TR certificate, so customs duty does not normally apply. VAT and local fees still do. The forwarder confirms the details for each shipment.
Installation
Do you install, or only supply?
Both are possible. With full turnkey our site teams install, snag and hand over floor by floor. We can also supply only, with a supervisor on site who guides your local installer.
How do snagging and handover work?
We walk every room with your team, log each point with a photo and close the list before handover. You get as-built drawings, care guides and a spare parts list for the operation.
Warranty
What warranty do you give?
A written warranty on what we make and install. Its length and scope are set in the contract; as a guide, two years from handover for furniture and joinery from our own factory. Bought-in items carry their maker's warranty, which we pass on to you.
What happens if something breaks after opening?
Send us a photo and the room number. Every piece can be traced to its drawing and batch, so we can make a matching part quickly. We keep the finish samples and suggest a small stock of spare fronts, fabrics and hardware on site.
Certifications and fire ratings
Which fire ratings can you meet?
We specify boards, panels and finishes to the class the building needs under EN 13501-1, and upholstery to EN 1021-1/-2 or stricter rules where an operator asks for them. The project's fire engineer sets the classes; we document each one.
Which documents do we receive?
Test reports or declarations for fire classes, material data sheets, care guides and, for products that need it, the CE marking and declaration of performance from the maker. The final list depends on the market and is agreed at the start.
Working models
Which ways of working do you offer?
Five, from light to full: materials with a supervisor, a dedicated architect, your plan with our design and supply, building to your designer's drawings, and full turnkey with installation. You can start small and add scope later.
Who is our contact during the project?
One project manager stays with you from brief to handover and works in English or your language where we can. Design, production and site teams report to one plan, so you never chase separate firms.

More common questions
What exactly do you deliver?
Everything inside the hotel after the shell: fixed and loose furniture, joinery, wood and metal works and coordinated FF&E for rooms and public areas, plus installation and handover. We don’t do structure, façade or MEP.
Where are your factories?
Our own factories are in Kayseri, İzmir, Kocaeli and Sakarya. Our head office is at Fenerbahçe Mah. İğrip Sk. No:13 İç Kapı No:1, Kadıköy / İstanbul.
Can you work with our interior designer?
Yes. We develop shop drawings from the designer’s intent and involve them in every sample and mock-up approval.
Do you design concepts as well?
We can develop concepts, moodboards and material palettes, or work fully to another designer’s concept.
Do you build a mock-up room?
For room roll-outs we recommend one before series production. Whether it is built in our factory or on site is agreed per project.
Can you renovate while the hotel is open?
Yes, works can be phased floor by floor or in room batches, planned around occupancy.
Which markets do you serve?
Malta, Germany, the Netherlands and Denmark first, then Eastern Europe and the Middle East.
How do you ship to Europe?
By road or sea depending on the destination, packed per room and per floor. Routes and timings are confirmed per project.
Which fire-safety standards can your upholstery meet?
We specify fabrics and fillings to the standard the destination market and operator require, for example EN 1021-1/-2 for upholstered seating. The standard and test evidence are agreed per project.
Are the images on this site real projects?
No. The visualisations are AI-generated design concepts and some images are stock photos; all are listed in the image credits. The case studies are project examples that show how we would fit out typical hotels. They are not client references.
Are the numbers in the case studies real?
They are planning assumptions. Key counts, room mixes and timelines show how we would plan a typical project of that kind, not figures from a client project.
How do we start?
Send drawings, a BoQ or just a brief through the request form, or build a moodboard in Select your hotel first.
Do you offer value engineering?
Yes. We show alternatives in material, construction and specification so you can see the effect on price per key before you decide.
Can you supply only, without installation?
Yes. Supply only, supply and install, design-to-build or full turnkey: choose the part you need.
